The average cost in Ontario to build new home is $370 per square foot. This depends on many factors such as exact location, size of the house and complexity for the project. Soft costs for custom homes in Ontario can add another $20-$50 per square foot of new home build. More accurate estimate can be made with architectural drawings of examples of similar homes.
Cost of Home Construction in Ontario
Home construction is growing exponentially and designs improve every year. Rural areas grow into small towns and those transform in large cities. Good examples of those are Barrie, Peterborough, Thunder Bay, Brantford and Hamilton. Infrastructure is growing and with it the salaries attract more people to reside.
The entire budget for home construction depends fully on materials used and cost of labour. Going more off the grid automatically means less expensive finishes and probably cheapest products used in home development. In GTA and Montreal is exactly the opposite. Wealthy people want biggest homes and latest features that will differentiate them from the rest. With immigration and good economy flow in Ontario, more and more people can afford to build luxury homes and drive average price up.

Building in Different Regions
The average price per square foot begins at about $400. Of course, it depends on the area, as some parts of Toronto are better rated than others. The central part of the city is more expensive, of course, yet it also comes with a few challenges.
For example, access can be difficult, not to mention the limited space. It’s obviously a bit more crowded than the outskirts, meaning building a large house could be challenging, at least in terms of finding the available space.
In most areas, people can get around 3000 to 4000 square feet, yet luxury homes on the outskirts can be much bigger.
Located in the Greater Toronto Area, Peel is often seen as a luxurious part of the region, despite being sometimes cheaper than Toronto. On average, the square foot of land costs between $370 and $420. An average new build will usually cover 3500 to 5000 square feet.
Peel is not as crowded as Toronto, so it’s often chosen for the extra space. Those who are lucky enough to get land close to Lake Ontario may also benefit from amazing views. Most of our clients like to blend into the décor and go for classic high roof homes.
However, we’ve also designed ultra-modern concepts in the area.
Obtaining a building permit will take longer because many parts of Peel are protected areas. Furthermore, some areas are seen as natural reservations, meaning there are plenty of trees. Removing some of them could be illegal and may also require a permit for it.
On average, you should get ready to pay between $400 and $450 per square foot of land. Lots for sale are bigger than in Toronto, so you’ll have more freedom in terms of designing the ideal home, at least when it comes to the size.
Areas around Oakville and Burlington feature all kinds of modern constructions. On the other hand, the northern side features more rural areas that is better suited for growing families.
Prices are lower in the rural area. In fact, the further you get from the lake, the cheaper the land will be, offering more value for money and a well deserved oasis of tranquility for both families and retired individuals.
Apart from these beautiful neighborhoods, York also has a rural area and a less developed part. Since space is limited in crowded neighborhoods, most of our clients opt for these less developed areas. The average cost per square foot ranges between $420 and $440.
York is a good option for people who drive, as public transportation links to the city are limited. At the same time, regulations are not perfectly clear in terms of new builds. Therefore, getting a permit might be a bit difficult. At the end of the day, it depends on your project.
York is still a desired area for the numerous green areas and friendly atmosphere of the local neighborhoods.
With these thoughts in mind, prices are clearly more affordable than in other surrounding places, with the square foot ranging between $380 and $410. With these thoughts in mind, you’ll find many new homes in the area, with large gardens and ultra-modern designs.
Self-transportation is a must if you work in the city, as public transportation is relatively limited. At the same time, since Durham has only just become an attractive hub for developers, regulations are not 100% clear, while permits may take longer than usual.
Our architects are able to design your project to match the legal requirements though, but also to make necessary adjustments.

FAQs
One of the most popular types of new houses in Ontario is construction of cottages. The province has tons of beautiful lakes and everyone wants to have a getaway place by the water. Cottages are becoming luxury homes and good source of income for weekend or weekly rentals. Because of high demand and competition new cottages have the quality of modern homes in large cities. The cost to build log house or cottage with delivery issues to hidden places in woods by the lake are averaging $370 per square foot.
There is barely any luxury items seen in design and build for houses in rural areas of Ontario. Restriction on new construction and current bylaws are very weak, which makes the soft costs low. The houses are constructed for an average of $270-320 per square foot. The labour on the project will be cheap, but will lack quality. Usually only cheapest finishing materials can be found and used for house in unpopulated areas. Deliveries of materials and lack of professional labour is one of the most common problems in Townships.
Population is spread through the territory of our province and new houses are built everywhere with increase of population. There are around 50 cities that are developing but still have costs lower then megacities. Areas like this don’t tend to show higher demand in luxury home construction and stay within modest to traditional to neighbourhood styles of homes. If you want to build new custom home in one of small cities of Ontario you are looking to spend close to $250-$300 per square foot.
South Ontario is considered to be more developed and more populated. Desirable regions are around Toronto and Ottawa areas. Average cost for new home construction there be between $340 and $410 per square foot. Modern and traditional houses are preferred by home owners in developed cities such as Toronto, Oakville, Mississauga, and Ottawa.
House construction can be as easy as dropping in model home or planned subdivision production to very large and complex houses that take years to complete. Obviously more sophisticated houses will take more time construct. It may reflect in height of the levels, indoor pools, saunas, game rooms, elevators and many other additions. The material can jack up the cost per square foot as well. Houses in most expensive area of Ontario are built for north of ten million dollars and include materials that are unheard of in regular markets.
